Sellers can rejoice with the latest stats! Since this time last year, the average sales price of a single family home in Boulder rose 12.2% or from about $785,000 to $880,000, while the price of townhomes and condos rose 21.2%, from approximately $322,000 to $390,000. Even better, the figures show that sellers have been receiving offers that either nearly match their listed price or, in some cases, exceed them! In year-to-date figures, homeowners of single family properties have received 98.4% of their list price, while condo and townhome owners have received $100.6% of their list price. Average mortgage at less than 4%
The average United States 30-year mortgage rate recently fell to 3.75%, dipping near historic lows, as reported by the Associated Press. The report notes that economic weakness around the world has lured global investors to the U.S.’s relatively strong economy. The low rate, along with the low 15-year mortgage rate, continues to be a good sign for people interested in dipping a toe into the market.

Things to do around town
One of the best parts of spring in Boulder is the re-opening of the Boulder County Farmer’s Market, and it’s back! Head over on Saturdays or Wednesdays for some great local offerings. The annual Tulip Fairy & Elf Festival is coming up fast as well. Bring the children to celebrate the tulips on Pearl Street on April 26! There’s also the New Brew Fest to look forward to in May for craft beer fans. Lastly, if you were planning on attending the 3rd Annual BCHA Horse Fair, be sure to note that the fair has been postponed until the fall.
