Oh...No - NOT the Tax Bill!

Owning a home IS part of "The American Dream"!  Then, the tax bill arrives...

This year marks the 12th year in our current home.  I remember getting our very first tax bill and not knowing what to think or do.  Thankfully the mortgage company was handling it!  Today I am grateful to be a homeowner and take full advantage of all the tax incentives allowed.  Owning a home has so many rewards!

With the 2011 Boulder County property tax bills arriving in the mail this week, I thought I would share some good news:

  • You can deduct many home related expenses on your personal taxes including:
    • Mortgage Interest (on up to $1M home mortgage debt on a 1st or 2nd home)
    • Interest on Home Equity Debt (on up to $100,000 of home equity debt)
    • Real Estate Taxes - The bill that you just received!

Tamales A Hit! - At Pedal To Properties Winter Bike To Work Day!

The 2nd Annual Tamales Station at Pedal To Properties was a hit again this year at the Boulder Winter Bike To Work Day!  This morning, we had over 70 people stop by and enjoy these tasty tamales and warm up with hot cocoa.  Despite yesterday's snow and high wind reports, the weather was great and fearless bikers came out for another great cause.


Plan on stopping by the Pedal To Properties Summer Bike To Work Day station this coming June for our Annual Fruit Smoothies.  For some fun games, music and yummy smoothies, be sure to put us on your summer route.

Should I Buy a Home Now?

I'm often asked if this is a good time to buy a home. Some clients are concerned that home prices may fall further than they have already. They are assuming that the best course of action is to wait for the bottom in the market and then buy. The problem with this approach is that you don't know where the bottom is until you see it in the rear view mirror, meaning until you've missed it!

Home prices are one factor in determining your cost of ownership, but so are interest rates and financing availability. Even though interest rates have gone up in the last six months, they are still near historic lows. Since your monthly mortgage payment is a combination of paying down your principal and paying the interest owed, if home prices come down a little further but interest rates up, it could cost you even more to service a mortgage on an identical home!

While a home is a major investment, it is also the center of your personal life. It's important to live in a home that reflects your taste and values, yet is within your financial "comfort zone." To that end, it may be more important to lock in today's relatively low interest rates and low home prices, rather than to hope for a further break in prices in the future.
